Current Funding Fee Basics
The VA funding fee is a one-time program fee that varies by loan type, down payment, and whether this is your first or later use of the benefit. Current VA purchase/construction fee charts list 2.15% for first use with less than 5% down, 3.3% for subsequent use with less than 5% down, 1.5% with 5% to less than 10% down, and 1.25% with 10% or more down. Some borrowers are exempt, including certain service-connected disability situations.

VA Loan Limits and Entitlement
If you have full entitlement, VA says you do not have a loan limit as long as your lender approves the amount and the appraisal supports the price. If you have already used part of your entitlement, the county loan limit and your remaining entitlement can affect how much you can borrow without a down payment.

- Condition matters. Older homes can be great buys, but the VA appraisal will look at basic safety, soundness, and habitability standards.
