VA property requirements can protect buyers, but they also affect offer strategy.
When a VA buyer finds a home, a VA-approved appraiser provides an opinion of value and checks basic property condition requirements, also called Minimum Property Requirements or MPRs. VA also strongly recommends that buyers get a home inspection because the appraisal is not the same as an inspection.
Common Condition Issues To Screen Early
- Peeling, chipping, scaling, or loose paint, especially on homes built before 1978 where lead-based paint must be presumed.
- Broken glass, exposed hazards, or obvious safety issues.
- Missing or unsafe handrails where they create a safety concern.
- Missing flooring, trip hazards, or deterioration that may raise safety or soundness concerns.
- Roof, drainage, foundation, utility, access, heating, water, sewer, or structural concerns.
- Repairs that may need to be completed before closing instead of after possession.
Why This Matters In A Competitive Offer
A strong VA offer is not just about price. It also needs a clean lender story, a clear Certificate of Eligibility path, a property-condition read, and a plan for how appraisal or repair issues will be handled. Sellers may compare a VA offer against conventional financing and wonder whether VA requirements add risk.
That risk can be reduced when the buyer’s agent and lender communicate clearly, pre-screen obvious repair items, and explain that VA financing does not automatically mean a difficult closing. The goal is to protect the buyer without surprising the seller late in the process.
Inspection Still Matters
The VA appraisal is not a substitute for a full home inspection. The appraiser is not hired to inspect every system the way a home inspector does. Buyers should still evaluate the home’s condition, negotiate repairs where appropriate, and understand what they are buying.
