Questions to Ask a Kansas City Buyer’s Agent Before You Hire

Interview a buyer’s agent about how they will help you make decisions, from defining the search to reviewing an offer and meeting contract deadlines. Bring your price range, preferred locations and timing so the answers can be specific to your move.

What will our agreement cover?

Ask the agent to explain representation, services, geographic scope, duration, compensation and how the relationship can end. Request a copy to review and clarify unfamiliar language before signing. See the NAR guide to written buyer agreements for questions about negotiable terms.

How will you help me narrow the search?

A useful search brief separates requirements from preferences. Discuss layout, budget, commute, property condition and any association obligations that matter to you. If you are comparing Missouri and Kansas locations, ask what needs to be checked separately for each property.

Ask where the agent’s recent experience is strongest and how they would research an unfamiliar area. Specific examples are more informative than a claim to know every neighborhood.

How will you evaluate an asking price?

Ask for a sample explanation using comparable sales and current alternatives. The agent should identify meaningful differences and any missing information. Ask how their recommendation would change if inspection findings, financing or your priorities changed.

Clarify how you will set an offer limit and who will help you estimate property-specific monthly and closing costs. Review our offer-budget guide before discussing individual homes.

Who handles showings and urgent decisions?

Confirm who arranges and attends showings, how much notice is practical, and how coverage works when your main agent is unavailable. Ask how an offer deadline would be communicated. Agree on a contact method and response expectations that fit both sides.

How will you explain inspections and contract deadlines?

Ask how the team tracks dates, communicates inspection findings and coordinates with your lender, inspectors and closing professionals. An agent should explain the available options under your agreement and identify when a specialist’s input is needed. Ask who follows up when an item is unresolved.

How should I compare the answers?

After each interview, write down the named primary contact, one relevant example, the proposed communication plan, the agreement terms you still need to understand and any unanswered questions. Avoid choosing solely on a promise of access to unseen homes or a guarantee that every offer will win.
