When choosing a Kansas City real estate agent, compare the work they propose, their experience with your type of move, how they communicate and the terms of their agreement. A useful interview should leave you with clear answers about your next steps. These six mistakes can make that comparison harder.
Talk through your move with MoJo
1. Choosing the highest suggested listing price without checking the evidence
A suggested asking price is a proposal, not a promised sale price. Ask the agent to walk you through the comparable homes they selected, how those properties differ from yours and which current listings would compete for a buyer’s attention. Condition, location and the timing of those sales deserve a closer look.
Ask: “Which homes support your recommendation, and when would we review the price if the market response is different from what we expect?” Buyers can ask how the agent would evaluate an asking price before recommending an offer.
2. Comparing fees without comparing the proposed services
Agent compensation is fully negotiable and is not set by law. Compare the written services, fee, payment responsibilities and other agreement terms together. Ask what preparation, photography, marketing, showing coordination and transaction support the proposal includes, and which costs would be separate.
Ask: “Can you explain what I would pay, what work that covers and when payment would be due?” If a seller contribution is proposed for buyer representation, confirm the agreed amount and its effect on your responsibility in writing. The NAR guide to negotiating buyer agreements explains subjects to discuss.
3. Relying on a review headline without checking relevant experience
Look beyond a total review count or a broad “top agent” description. Read the original reviews and ask about recent work relevant to your area, property type and situation. Selling a home while coordinating another purchase raises different planning questions from buying a first home or arranging a move from another state.
Ask: “Can you describe a comparable situation, your role, the decisions involved and the outcome?” A useful example explains what happened. It does not promise the same result for your transaction. Our Kansas City agent comparison guide offers more questions for your shortlist.
4. Not establishing who will handle your transaction
If you contact a team, clarify who will be your primary agent and who provides support. Ask who handles consultations, showings, negotiations and updates, and how backup coverage works when your agent is unavailable. Knowing a team leader does not necessarily mean that person will handle every part of your move.
Ask: “Who will I work with directly, and how will you introduce us?” At MoJo, the initial conversation helps establish your needs and the agent fit. Discuss the responsibilities with the person who will represent you.
5. Leaving communication and decision points undefined
Agree on how you prefer to communicate and when you will receive updates. For sellers, discuss showing feedback and when to revisit presentation or pricing. For buyers, discuss how to assess new listings, arrange tours and work through the deadlines in an accepted contract.
Ask: “When should I expect an update, and how should I reach you when a decision cannot wait?” Explain any travel, work or moving constraints that should shape the plan.
6. Skipping the written agreement or cancellation discussion
Read the proposed agreement before signing. Have the agent explain its duration, services, fees and termination provisions. Ask which obligations could continue after it ends. Ending an agency agreement and ending a purchase contract are different matters; discuss the terms that apply to each.
Ask: “If my plans change, what does ending this agreement involve?” MoJo’s listing agreement can be cancelled without a cancellation penalty by notifying the team. That policy does not cancel a purchase contract or eliminate obligations to third parties.
Build the interview around your priorities
Start with what you want the move to accomplish. MoJo’s process puts your priorities for price, timing and convenience at the center of the discussion. Review our seller process or buyer process, then bring the same questions to each agent you interview. Compare concrete answers and the proposed written plan.
Questions about choosing an agent
What should I bring to an initial consultation?
Bring your preferred timing, location or property details, questions and any constraints the agent should understand. Sellers can discuss preparation and moving plans. Buyers can discuss the search criteria and financing steps they have completed.
Does a team review count describe the agent I will work with?
A team total can include reviews about different agents. Read the individual reviews, identify the people mentioned and ask about the experience and responsibilities of your proposed agent.
How do I compare two agents fairly?
Give both agents the same information about your goals. Compare their proposed services, relevant experience, communication plan, fee and agreement terms. Ask for clarification where an answer is vague before deciding.
